HVAC system decontamination is a Level 3 remediation project under IICRC S520 guidelines, as the entire building is considered the containment area due to forced-air circulation. Our methodology is aligned with the National Air Duct Cleaners Association (NADCA) ACR 2021 standard for the assessment and cleaning of HVAC systems. The process commences with a full system inspection using remote video borescopes to document the extent of microbial contamination on duct surfaces, coils, and the air handling unit (AHU). Before cleaning, we establish controlled negative pressure within the ductwork. This is achieved by connecting a high-powered HEPA-filtered vacuum collection system, capable of generating a static pressure of 2 to 10 inches of water column (W.C.), to the main trunk lines. This powerful vacuum ensures that all dislodged particulates and fungal spores are captured and not released into the occupied space. We then seal all supply and return vents not being actively serviced. Agitation is performed systemically, zone by zone. We employ a combination of mechanical agitation tools, including pneumatic whips and rotating brushes, inserted through access openings to dislodge contaminants from all interior duct surfaces. For the AHU, we meticulously clean the evaporator coils, drain pan, and blower assembly using EPA-approved coil cleaners and antimicrobial agents. Following the complete removal of all visible debris, the entire system is treated with an EPA-registered antimicrobial disinfectant applied as a fine mist or fog. This ensures that any remaining non-visible fungal elements are neutralized.
